How do the profits get shared?

Each development has its own Joint Venture Agreement where the profit sharing split is detailed. A typical split will be until the business plan expected profit either 50-50, 60-40 (in favour of our investors), or in some cases 70-30 (in favour of our investors).

What returns will I get?

Our investments typically aim to achieve an annual return of 20%*. However, the results of the project can be higher or lower depending on the development’s performance.

How do the profits get taxed?

We are not qualified to discuss tax issues. You should speak to an accountant about this. We can also speak with your accountant should you wish us to clarify any questions.

Do all projects have senior debt?

Yes the investments are financed by equity and debt. Every project we take on has senior debt. The debt is the responsibility of the developer and is agreed before we launch a project to our pool of investors. In case personal guarantees are required to secure the loan, they are the responsibility of the developer

Can I take my money out early?

No. As an investor you commit to the project for the duration and it is a non-liquid asset. Cogress is acting as the general partner and will control your stake in the joint venture for the duration of the project. What is the maximum / minimum investment?

The minimum investment is £20,000. There is no defined maximum investment, however each investment will have a limited amount of units available, and therefore there is an upper limit to how much equity can be invested in a single project.

Do the investments pay income?

No, our investments are designed for capital growth, with potential exists between 18-36 months, but may take longer. As an investor you can select a development project that suits your timescale. There is no liquidity for the investment in comparison to selling a share or a unit in a fund. There is no secondary market.
