Cogress provides equity from £1,500,000 upwards.

Cogress’s investment strategy requires development projects to typically have planning approval agreed. Cogress will, however, enter into agreements subject to planning being approved on Completion. Cogress ensures that each development is handled on a deal by deal basis, and will work flexibly to facilitate the requirements of each developer.

Cogress consider Residential, Mixed Use, Commercial and Student Accommodation, as well as PD Schemes and PRS Scheme developments.

Project timelines usually range between 12-36 months.

We primarily operate in the Greater London region, including Prime Central London and Zones 2-6. We will also consider prime commuter towns easily accessible to and from Central London. Locations further away will be considered depending on the Developer’s local experience and nature of the deal.

Cogress are FCA regulated, providing additional comfort to both our development partners and investors. Cogress underwrite all required equity which substantially reduces the level of risk for developers. Understanding developers need for quick response times, Cogress has ensured their business model provides the platform to raise funds exceptionally quickly.

All funding agreed by Cogress is underwritten, so our developers can be secure in the knowledge that the equity will be available for them to complete on the purchase of the asset. Cogress requires a minimum of 45 days from exchange to raise the capital for completion. Larger equity requirements and/or busy transaction periods may require longer.

It is envisaged that an LLP will be set up for each Joint Venture, however Cogress can adopt other structures when necessary. Cogress ensures that each development is handled on a deal by deal basis, and will work flexibly to facilitate the requirements of each developer.
